Dangerous Situation Discovered

Howie Boyda, a skilled home inspector from Canadian Residential Inspection, made a critical discovery during a routine inspection at a fourplex apartment in Calgary on June 10th.

Upon entering the unit for inspection, Howie activated his gas detector, ready to commence the evaluation. However, a surprising development unfolded as the detector’s ticker failed to slow down, initially raising suspicions of a battery issue. While heading back to his truck for a fresh battery, the gas detector ceased ticking, signaling the absence of a gas detection. Upon re-entering the residence, the gas detector resumed ticking.

Quick to respond, Howie promptly shut off the gas at the meter servicing the fourplex, ensuring the safety of the occupants. He took additional measures by ventilating the unit through opened doors and windows, notifying tenants of the gas leak, and advising them to do the same. Taking the situation seriously, Howie contacted the ATCO gas leak emergency line, learning they would arrive in 1 to 4 hours for repairs.

In an unfortunate turn, one tenant in the affected unit experienced stomach cramps and vomiting, prompting a call to the fire department and ambulance services. The affected individual was promptly transported to the hospital. The fire department conducted thorough checks for natural gas levels in all units, finding none remaining.

A noteworthy detail emerged during their investigation: Howie’s gas detector, using a similar brand as the fire department’s, proved instrumental in identifying the gas leak. Recognizing the urgency, the fire department alerted ATCO emergency, leading to the swift arrival of a repairman within 15 minutes.

Upon inspection, the repairman located the severe gas leak inside the gas dryer. The gravity of the situation compelled him to halt repairs, insisting that a qualified gas fitter address the issue. ATCO subsequently shut off the gas to the unit, mandating repair and certification by a professional before reconnection.

Reflecting on recent experiences, Howie revealed that, in the past two weeks alone, he had discovered three gas leaks during home inspections, emphasizing the critical importance of thorough assessments. Howie considers this incident just another day’s work in the home inspection industry but expresses gratitude that his timely arrival with the gas detector averted potential disaster.
